Recently, LCS Constructors conducted a survey of life sciences companies in and around Houston to assess both the current inventory of laboratory and technical space, as well as the anticipated need for such facilities. One result of the study was to identify the facilities challenges these companies most commonly face.

Because life sciences companies may invest as much as 15% of their operating budget in facilities, this session is designed to help them get the most out of their capital spending and addresses key facilities challenges. Panelists will cover facility issues from all sides, and answer the burning questions new and growing companies have:

¨ How do I determine what size and type of facility I need?

¨ Where should we locate and how do I choose a site?

¨ Should I buy, lease or sub-lease? If I lease, what should I expect from my landlord? How do I shadow-lease my excess space?

¨ How do I design and build the space?

¨ How do I budget and pay for the space?

¨ How do I assemble a team of advisors and vendors committed to my facility goals?

¨ What are the things I don’t know that can make this process blow up in my face?

The session will include a review of the results of the LCS survey, as well as real life case studies of local companies’ facilities solutions.

Mr. Joe Siff: Lyme Properties is the third largest developer of life sciences property in the United States.
